ABM Industries Maintenance Supervisor in Minneapolis, Minnesota

Overview

We are seeking a skilled and experienced Maintenance Supervisor to oversee and manage the activities of the maintenance team at this newly built, luxury high rise which overlooks Target Field. The Maintenance Supervisor will be responsible for ensuring the timely completion of maintenance and repair tasks, maintaining high standards of workmanship, and ensuring compliance with safety and regulatory requirements. The ideal candidate will have strong leadership skills, a deep understanding of various trades, and the ability to coordinate and prioritize tasks effectively, as well as provide top-notch customer service to the client and tenants of the building.

ESSENTIAL FUNCTIONS

  • Team Management

  • Supervise, train, and manage a team of skilled tradespeople.

  • Schedule and assign tasks and projects, ensuring efficient use of resources and timely completion of work.

  • Conduct performance evaluations and provide ongoing feedback and coaching to team members.

  • Maintenance and Repair

  • Oversee and coordinate the maintenance, repair, and installation activities of the team.

  • Ensure all work is performed to high standards of quality and in compliance with relevant codes and regulations.

  • Conduct regular safety training and inspections to identify and mitigate potential hazards.

  • Manage and make repairs for room turns

  • Create and manage preventative maintenance schedules and repairs

  • HVAC

  • Monitor and operate building equipment.

  • Shut down equipment in emergency situations.

  • Grease bearings, replace or tighten belts, change filters.

  • Perform preventative and general maintenance and may assist with minor repairs to building and mechanical operating systems.

  • Electrical

  • Walk facility and replace light bulbs and ceiling tiles as needed.

  • Report light ballast issues to engineering.

  • Troubleshoot appliances and other equipment.

  • Plumbing

  • Perform restroom plumbing repairs and maintenance.

  • Unclog drains with plunger or drain snake.

  • Locate and close isolation valves for emergencies.

  • Carpentry and Locks

  • Install shelves, soap dispensers and other fixtures.

  • Repair interior and exterior door hardware.

  • Perform simple woodworking repairs.

  • Hang clocks, pictures bulletin boards, coat hooks, etc..

  • Replace lock cylinders.

  • Duplicate keys.

  • Budget and Inventory Management

  • Assist in managing the maintenance budget, ensuring cost-effective use of resources.

  • Maintain inventory of tools, equipment, and supplies, ordering materials as needed to support operations.

  • Monitor and control expenses to stay within budgetary constraints.

MINIMUM QUALIFICATIONS

Education:

  • High school diploma or GED required

  • Boilers License required

  • HVAC Certification preferred

  • CPO License preferred

Experience and Abilities:

  • Minimum of 5 years of experience in building maintenance or a skilled trade within a residential setting, with at least 2 years in a supervisory role.

  • Strong knowledge of electrical, plumbing, HVAC, and other trades disciplines.

  • Computer literacy, including strong Excel comfort

  • Ability to life 50lbs, climb on ladders and work in confined spaces.
