ABM Industries Account Manager in Beaufort, South Carolina

Overview

Summary

The Account Manager primarily manages the planned operation and maintenance of physical plant and mechanical equipment such as chillers, air compressors, generators, motors, turbines, and steam / hydronic boilers and related controls to provide distributed utilities such as light, heat, cooling, water or power for buildings and campus programs. Secondary charge as Assistant Director is the oversight and collaboration with team members involved with the management of custodial, grounds, events, and project services.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Inspects plant conditions and evaluates service effectiveness.

  • Analyzes sites’ MEP systems, computer network wiring, lighting, and other factors and develops Preventive Service Methods

  • Directs both ABM / CLIENT NAME staffs in the proper execution of plant operational tasks and environmental services for the facility(s) / campuses assigned.

  • Manages operating both for ABM Services (P&L) and operational / capital funds as assigned by client or ABM

  • Works with client to develop long range plans, conceptual designs, and capital outlay requirements and documentation for facilities capital improvement / deferred maintenance projects including assistance in cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.

  • Performs QA (SITE) and service program audits to support ABM methods development towards service excellence.

  • Formulates and coordinates program specifications, requirements for specialized service proposals and contracts, and associated documents.

  • Acts as liaison to public utility, environmental, and energy agencies and other authorities having jurisdiction (AHJ) and works with Campus Health, Safety and Security Department to ensure and protect the wellbeing of faculty, staff and students.

  • Manages and Inspects plant modernization and optimization and installation progress to ensure conformance to established specifications.

  • Ensures compliance with contract specifications associated with ABM contract and with others related to campus services under ABM oversight.

  • Confirms compliance with all local codes and governing laws

  • Collaborates to ensure stable central plant operations and stable interior climates while assuring proactive utility management.

  • Oversees and directs maintenance personnel and workers engaged in campus / plant services, equipment installation, facilities equipment repair, and preventive maintenance.

  • Ensures timely readings of plant related meters and gauges or automatic recording devices at specified intervals to verify operating plant conditions.

  • Memorializes and analyzes plant ops data such as temperatures and pressures of equipment, hours of operation, fuel consumed, temperature or pressure, water levels, analysis of flue gases, voltage load and generator balance to ensure operational reliability and avoid plant outages.

  • Tracks and trends utility information to accurately budget or adjust operating parameters.

  • Determines with Chiefs and directs manual plant control adjustment or overrides automatic controls to bring equipment into recommended or prescribed operating range. Determines switch to backup equipment or systems, or to shut down equipment.

  • Oversees all elements of planned service and operational preparedness’s efforts

  • Oversees eater treatment programs and other specialty third party services associated with plant operations and maintenance

  • Confirms operation and maintenance actions taken during shift in operators’ logbook.

Supervisory Responsibilities

Manages up to eight subordinate managers who in turn direct a total of:

  • 33 FTE engaged in FOM

  • 12 FTE grounds

  • 38 PTE custodial

  • 3 FTE events

  • 3 FTE admin support

in the Campus Integrated Facilities Operations Department. Is responsible for the overall direction, coordination, and evaluation of these units with primary focus on FOM. Also indirectly supervises four administrative employees. Carries out supervisory responsibilities in accordance with the ABM and client organizations’ policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Education and/or Experience

Fifth year college or university program certificate; or 10 years related experience and/or training; or equivalent combination of education and experience.

Language and Communication Skills : Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to write speeches and articles for publication that conform to prescribed style and format. Mathematical Skills : Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

  • Building and Plant Automation Systems

  • Accounting software - JD Edwards; Quick Books Pro etc.

  • Contact Management systems such Outlook Contacts etc.

  • Asset Management via CMMS and or Access Database software

  • CAD experience a plus Design software

  • Full spectrum web familiarity Internet software

  • CMMS and advanced Building Automations for Volumes of fuel.

  • Inventory software - Product and Inventory Ordering Via Coupa Order processing systems or similar

  • Familiarity with EPay and or Kronos Payroll systems; Milestones or MS Project a Plus Project Management software; Advanced Excel Spreadsheet software and MS Word, Publisher and PowerPoint Word Processing software.

Certificates, Licenses, Registrations

  • Formal Credentials in Plant Operations Management

  • Recognized Stationary Engineer or Master Level Steam Fitter or other Skilled Trade Master Designation.

  • Certified Energy Manager or Other AEE Certs.

  • Current Driver’s License

Other Skills and Abilities

  • Experience in all aspects commonly delivered as part of support services

  • Strong Familiarity with Plant Optimization and Commissioning

  • Experience in Utility Tracking and Analysis

  • Highly experienced in building control automation systems with emphasis on native BACnet.

Pay: $90,000-$100,000

The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data.
